Purchasing Process

DETERMINE YOUR BUDGET

Getting a pre-approval for a mortgage from an experienced mortgage broker is your very first step. We have professional’s who don’t mind coming to you to figure out your ideal budget and what you can be approved for. Once we know what you are comfortable with we this can greatly help narrow down what to look at.

SELECT YOUR AGENT

Your agent is like an experienced guide to your end destination. We highly recommend that you commit to one agent and ask him or her to make your their number 1 priority. A good agent will reciprocate that level of commitment as well and will not rest until they are able to find you that perfect place. 

CREATE THE WISH LIST

Location? Bedrooms? Bathrooms? Garage? Size? Must haves?

VIEW PROPERTIES

By working with a knowledgeable and experienced agent, you could save an incredible amount of time and stress by honing down and only looking at the properties that meet your specific needs and wants. 

SUBMIT YOUR OFFER

The offer, also known as the “Contract of Purchase and Sale” includes the price, “subject to” conditions, dates and more. Through careful negotiation, we have an accepted offer.

SUBJECT REMOVAL

Once we have an accepted offer, we now have to remove all the “Subject to” conditions. For example, hire an inspector, obtain a mortgage, review all documents pertaining to the listing, as well as preparing your deposit. Once all of these have been fulfilled, you have legally agreed to purchase the home!

CLOSING

A few days before closing you will meet with your desired notary or lawyer who will finalize the purchase and transfer the title of the property under your name. Once completed, you will receive the keys and take possession of your new home!
